Overview: As the Lead Maintenance Technician, you will take charge of the community's maintenance operations, ensuring smooth and efficient functioning. Your responsibilities will include planning, coordinating, budgeting, and organizing all aspects of maintenance to meet the community's needs. You'll work closely with your maintenance team to maintain HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, and apartment turnovers.
Key Responsibilities:
- Lead your maintenance team by example, fostering a positive work environment and promoting excellent customer service and resident retention.
- Perform maintenance tasks as a working supervisor, including HVAC, plumbing, electrical, carpentry, and other systems.
- Train, schedule, develop, and manage your team's performance to achieve community maintenance goals.
- Prioritize and assign maintenance tasks to ensure resident satisfaction and operational efficiency.
- Conduct routine preventative maintenance on equipment, units, grounds, buildings, amenities, and common areas.
- Oversee the condition of vacant units and manage the turnover process to maintain an adequate apartment inventory.
- Collaborate with the Property Manager to develop annual maintenance budgets.
- Participate in the hiring process for maintenance personnel.
- Maintain a clean, organized, and secure shop environment.
- Coordinate with outside vendors and contractors for specialized maintenance tasks.
- Follow purchasing procedures and manage inventory.
- Ensure timely completion of bi-monthly light checks and necessary repairs/replacements.
- Enforce maintenance and safety policies and procedures, ensuring team compliance and reporting any safety concerns to the Property Manager.
- Keep accurate records of maintenance forms, such as time sheets, overtime logs, inspection logs, maintenance requests, pool logs, etc.
- Schedule the maintenance team for after-hour emergencies, holiday calls, and provide backup support as needed.
- Provide support to your team, the company, and other communities as requested.
Qualifications:
- Eligible to work in the U.S.
- Valid Driver's License.
- HVAC and EPA Certified.
- Own tools and reliable transportation.
- Minimum of 2+ years' experience in a multifamily Lead Maintenance position.
- Bilingual skills are a plus.
Physical Requirements:
- Ability to travel between floors, climb stairs, and move between buildings in various weather conditions.
- Remain stationary 30% of the time, frequently using hands to operate tools, equipment, and machinery.
- Travel within a 20-mile radius of the community as needed.
- Perform physical tasks such as standing, bending, walking, sitting, kneeling, stooping, pushing, pulling, carrying, maintaining balance, using hands and fingers, and reaching.
- Perceive depth, distance, and close vision accurately.
- Lift, push, pull, and maneuver weights up to 100 pounds or 150 pounds with assistance or equipment.
- Flexibility to work nights, weekends, and holidays as needed, including during inclement weather.

- Proficiency in maintenance areas, including HVAC, electrical, plumbing, appliance repair, inspections, preventative maintenance, pool and amenity maintenance, roofing, carpentry, and masonry.
